#1 High Price Tags! Yes, you love your home and think it is worth more than money can buy, but that doesn't mean the general public shares the same opinion. Homeowners need to be aware that the market truly controls pricing and even with countless upgrades, you cannot change where the market stands. Listen to your agent and grasp the concept of pricing your home with comparable properties.
#2 Crowded Rooms! We have said it a few times and we will say it again, use an agent that understands staging. An agent that understands this will de-clutter the most important rooms, such as living rooms and kitchens, so that buyers can envision the room as if they were already living there. #3 Showing Availability! It is completely understandable to feel pushed out, but in reality, you need to cater to a customer's needs, and if that customer's needs are to view your home at 9 am on a Saturday, don't say no. You will never know which buyer may actually choose your home, so be available and flexible. Also a buyer could be automatically turned off by jumping through hoops just to get in the front door.
Other huge turn-offs to buyers include: unpleasant odors (such as animals), unwilling to negotiate, bad photography, and refusing to make small repairs.
